General conditions

By making a reservation the renting party agrees to be bound by these General Terms and Conditions established for the rental of each apartment.

Reservation deposit

Reservation of rental property is confirmed when payment of 30% of the total rental amount is made and the signed notification of reservation form is received by email. If payment has not been made by the date stipulated we reserve the right to cancel your pre-reservation without prior notice.
The reservation deposit can vary for each holiday home.

Cost and services included in the rental price

The rental price includes the exclusive use of the furnished and equipped house and its installations. The consumption of water, gas and electricity are included as well as the furnishing of the house with bed linen, towels, household items and electric appliances. Beach towels are not included.
Independent of the cleaning service established for each holiday home, clients have the possibility to hire additional cleaning options (see section services).

Cancellation policy

Cancellations within 30 days from arrival will lead to a zero refund. Cancellations from three to one month from arrival will lead to a refund of 50%. Cancellations prior to three months from arrival will lead to a refund of 70%.

Security deposit

The notification of reservation form specifies a safety bond which is to be deposited before checking into the holiday home. This safety or breakage deposit varies in quantity and form of payment and it is to be used to cover possible damages caused by the guests during the journey, other than normal wear and tear. Non-payment of the deposit will result in refusal to access the house.
This deposit will be reimbursed on departure, once the state of the rental property has been checked by our staff. In case of any breakages for which the costs cannot be determined immediately and exactly, delays up to 15 days may be caused.

Number of people using the house

The number of people staying at the property must not exceed the number of sleeping places indicated in the notification of reservation form, except in the case of infants under two years of age.
In the event that a greater number of persons is occupying the house the guests may be expelled without retaining any right to make reclamation or seek damages.

Arrival and departure

If the client can not arrive on the day or at the expected time of check in he is under the obligation to notify us by email or telephone. For check in/out done early morning (before 8 am) or late evening (after 11pm) is charged €50 extra. If the client has to interrupt his stay, for whatever reason, he may not ask for any kind of refund. Rental is understood to be short term and the client agrees to vacate the property on the established date.


The owner of the apartment (and/or their representatives) shall be allowed free access to the house at any reasonable time during the holiday occupancy for the purpose of maintenance or in case of emergencies, e.g. failure of any facilities.

Client responsibilities

The client must keep the house and all furniture, facilities and equipment in the same state of repair and condition as at the commencement of your stay, and the home should be handed over free of any garbage. The client is responsable for all damage or loss which occurs to the property or its contents during your occupation and will be responsible for paying appropriate compensation in case of any damage. Any behavior not in keeping with normal standards of cohabitation will be considered sufficient grounds for expulsion from the house. Official complaints from the neighbors for excessive noise may result in the loss of the deposit.


The client is not responsable for the general functioning of the house, e.g. water pumps, pool, electricity, and if it ceases to function during your stay the owner is obliged to fix it as soon as possible. Neither the owner nor his representative are responsible for any interruption in the supply of water, electricity etc. as long as these occur for reasons beyond their power. In the same way, they are exempt from any responsibility for inconvenience caused by works or occurrences, whether public or private, on the condition that these are beyond their power. If it is necessary to carry out any emergency repairs on the property the client will allow any technical personnel contracted by the owner or his representative access to the house.

Security and Valuables

Any valuables left at the property are at the client risk. The owner or his representative is not responsible for loss or breakage of any personal goods. As with all the rental properties in prime locations there is a risk of burglary. It is the responsibility of the client to advise the property agent/owner immediately in case of burglary. Our company accept no responsibility for any loss or damage due to theft or any security related incident however caused.
